Family Room Addition, New Deck and Bathroom Remodel - Marlborough, MA

This project transformed a dated space with a comprehensive remodel, including a new family room addition, composite deck, and a beautifully updated master bath. The goal was to create a seamless flow between the existing home and the new spaces, ensuring both functionality and style for everyday living and entertaining.

Family Room & Deck Addition
We removed the old deck and sunroom, setting up temporary fencing throughout the project for safety and convenience. The new family room addition integrates perfectly with the rest of the home, featuring a 36 x 80-inch Provia full-view exterior door with a storm door, offering easy access to a new 16 x 8-foot composite deck. The family room is bathed in natural light from five 60 x 50-inch sliding windows, all energy-efficient with UV protection. The vaulted ceiling enhances the room’s spacious feel, while the doghouse basement entrance was redesigned with a new shed-style roof to match the home’s existing roofline. A set of stairs from the deck allows for easy indoor-outdoor flow, and the deck is securely built using Techno Metal Post footings for added stability.

Master Bath Remodel
The master bath was completely gutted and remodeled, maintaining a cohesive design with fixtures placed in their original locations. The updated space is both elegant and practical, with high-end finishes throughout.

• Custom Walk-In Shower: The shower features MSI Praira Carrara matte tiles on the walls, complemented by a 12x20" double-shelf niche with bullnose edges. The Oatey Designline stainless steel linear drain paired with MSI Arabescato Venato white herringbone tiles honed adds a refined touch. A convenient caddy corner shelf and the Mohen Gibson showerhead with a pressure-balanced valve provide both style and function.

• Vanity & Storage: The vanity, medicine cabinet, toilet topper, and tall cabinet are crafted in the Waypoint 570 style with a sophisticated Painted Harbor finish. A luxurious bronze-level quartz vanity top adds durability and elegance, while the Kraus Elavo vitreous china vessel sink with a pop-up drain completes the look. Stylish Hardware Resources Sutton Square 96mm handles and a Vigo Linus bathroom faucet in satin nickel add a modern, functional touch.

• Toilet & Accessories: The American Standard Cadet 3 round-front toilet features a concealed trapway, EverClean surface, PowerWash rim, and a right-height bowl for added comfort. The toilet is equipped with a slow-close seat to ensure quiet operation. All bathroom accessories, including shower rod, pivoting toilet paper holder, towel bars, towel ring, and hooks, are from the elegant Delta Lahara collection, providing a cohesive, stylish finish throughout.
